The property consists of 16.37 hectares of land, surround the house and completely fenced. There are more than 450 productive Olive trees, fruit orchards, arable land and pastures.
Positioned at the feet of the Sicani mountains near Sciacca, the Northern side of the property is separated from Forestry Land by a stream which flows during the colder seasons. The Eastern and Western sides flank other Olive Groves and Almond cultivations of neighbouring farmers. The entrance gate on the Southern side of the property opens onto the SP37 road.
The exact geographical position of the property is on a hill 340 metres above sea level, 14 km from Sciacca, 11 km from Caltabellotta, 64 km from the Valley of the temples of Agrigento and 94 km from the historical sites Arab-Norman of Palermo.
The property currently a private residence lends itself to a future in tourism perhaps as a working farm with B&B or as a country hotel. The owner is already in possession of the necessary documents which permit further building work to provide barns and breeding stations for animals and the buildings for milking and cheese-making.
The two-storey house has been completely restored. Part was rebuilt in 1970 and there is historical documentation which suggests the remaining part dates back as the summer residence of Baron Emmanuele Bona during the mid 1700’s. This ancient part of the building has gas central heating with radiators and an open fireplace.
The building measures approximately 760 mq, plus an open courtyard which measures approximately 160mq. The courtyard is enclosed with an ancient stone wall and stone flooring.
Within the land there are three large fenced paddocks with four adjoining horseboxes with smaller paddocks. There is also a fourth enclosure nearer the house (20x35m) with a wooden hut for courtyard animals such as chickens and ducks.
There is a tack room (approximately 30mq), a garage (approximately 36mq), a pizza oven and barbecue area enclosed on three sides (approximately 9mq), and a laundry room which also contains the boiler and autoclave (approximately 9mq).
The buildings, all with legal permits, are connected to the tri-fase electrical mains, crystal clear water from a deep well, gas and fast ADSL per Internet via Sat.
