A mortgage in Portugal


It is possible to get a mortgage in Portugal for any real estate property, even if you are not a resident of the country.

Basic conditions:

  • Loan amount up to 80% of the appraised value of the object;
  • The minimum mortgage amount is 50 000 EUR;
  • The loan term is 5-30 years;
  • Fixed rate of 3.9%;
  • Floating rate - from 3.6%
  • Possibility of early repayment of the loan;
  • Administrative fees from 500 EUR;
  • Necessary insurance of the acquired real estate;
  • Life insurance of the borrower.

The basic condition of Portuguese banks is the borrower’s financial solvency. Therefore, if you want to buy a property in Portugal with a mortgage, be prepared that the bank will take into account all your income, outstanding loans and monthly obligations:

  • Income from the main place of work;
  • Expenditure on utilities;
  • Loans or other obligations.

When submitting all the necessary documents to the bank to get the mortgage, the review takes from a few days to several weeks.

The following is a list of required documents when a non-resident applies for a mortgage in a Portuguese Bank:

  • International passport;
  • Certificate of employment in English/Portuguese;
  • Declaration of income from tax inspection for the previous year certified by Apostille and translated into Portuguese;
  • Receipts from the bank where the salary account was opened so that all financial transactions for the last 6 month can be checked;
  • A document confirming the place of residence;
  • Taxpayer Identification Number- NIF (Numero de Indentificacao Fiscal).
  • Credit history, a reference letter from the bank;
  • Certificate from the bank, confirming the presence of the amount of the first installment in the account.

All the above documents must be translated into English and Portuguese and notarized by the consulate department at the Embassy of Portugal.

After prior approval the bank estimates the value of the acquired property to calculate the loan amount.

If there is a positive response from the bank it will also be necessary to open a settlement account which will require documents such as:

  • An international passport;
  • Taxpayer Identification Number- NIF (Numero de Indentificacao Fiscal);
  • Certificate of birth;
  • A document confirming the place of residence;
  • The amount of 250 EUR to set up the account.
